How to do a land search online


Online surveys are conducted through the Ardhisasa platform.

Ardhisasa is an online platform that allows citizens, organizations and interested parties to share information on land and government processes.

The Ministry of Lands and Spatial Planning, the National Lands Commission and other government officials jointly promoted this platform.

How to do land search in Kenya Ardhisasa platform

  1. Log in to the Ardhisasa platform https://ardhisasa.lands.go.ke/account/login or create an account first if you don’t have one.
  2. Click Tasks on the left side of the dashboard.
  3. Go to the bottom registration option and click search.
  4. Click New Application.
  5. You will be asked to fill in the details of the search, including the land title number.
  6. Enter the purpose or reason for the local survey.
  7. Select the scope of the search. These can be specific details in the property section.
  8. Click Next.
  9. Confirm your details and submit your application. The search results will be displayed on the portal.

The owner of the house or land must register with Ardhisasa to get the search results.

A description of the property in question must be added to the section “my property” (the owner of the land).

The owner of the land has to check that the system produces search results.

How to do a manual land survey in Kenya

  1. Go to the nearest land office, or sub-county or city office.
  2. You will receive a land survey form (form RL 26) which you will have to complete and submit.
  3. Enter your Land Title, KRA PIN and Group ID.
  4. Proceed to pay the required fee which is Kshs 500 and wait for the confirmation message.
  5. After few hours, you will get field search results.
